About the Role
Position Overview We are seeking an experienced Accountant / Controller with a strong background in real estate development, construction, and property accounting to oversee and manage financial operations across multiple entities and active projects. This role is ideal for a hands-on accounting professional who understands the financial complexities of property management, development, leasing, construction job costing, and intercompany structures. This is not a traditional bookkeeping role. The ideal candidate must be able to analyze financial structures, identify potential operational or accounting issues, and provide strategic financial insight to support business growth and investment decisions. This position is part-time (approximately 2 hours per day) and offers flexibility for a highly skilled professional who can work independently and proactively. Key Responsibilities Real Estate & Construction Financial Oversight ● Oversee accounting operations across multiple properties, projects, and entities ● Manage property-level P&Ls, balance sheets, and cash flow reporting ● Track rental income, CAM reconciliations, tenant billing, and lease-related accounting ● Monitor project budgets for developments, renovations, and capital improvement projects ● Perform detailed job costing across multiple active construction and development projects simultaneously ● Create and maintain budgets vs. actual reporting for each project ● Ensure accurate revenue recognition related to leases, development agreements, and construction activities ● Reconcile WIP (Work in Progress) accounts and job cost reports Intercompany & Entity Accounting ● Structure and reconcile intercompany transactions between related LLCs ● Maintain accurate records across multi-entity real estate and development structures ● Support accounting needs related to contractor licensing (CSLB) compliance ● Assist with financial structuring and reporting for real estate investments and development activities Reporting & Compliance ● Prepare monthly, quarterly, and annual financial statements ● Ensure compliance with GAAP and applicable lease accounting standards (ASC 842 preferred) ● Coordinate with external CPAs, auditors, lenders, and tax advisors ● Oversee property tax filings and regulatory compliance requirements ● Assist with month-end and year-end close processes ● Maintain supporting documentation and ensure accurate financial recordkeeping Budgeting, Forecasting & Cash Flow ● Lead property-level budgeting and forecasting processes ● Monitor debt schedules, loan covenants, and lender reporting requirements ● Manage capital expenditure tracking and investment performance analysis ● Provide variance analysis and financial insights to ownership and leadership ● Support cash flow forecasting in capital-intensive development and construction environments Construction Payroll & Workers’ Compensation ● Manage construction payroll and subcontractor payment processes ● Understand and support Workers’ Compensation audit requirements and reporting implications ● Ensure payroll classifications and job allocations are accurately maintained Systems & Process Optimization ● Implement and maintain strong internal financial controls ● Improve accounting processes for operational efficiency and scalability ● Oversee accounting and property management systems such as: ○ QuickBooks ○ Yardi ○ AppFolio ○ MRI ○ Buildium ○ or similar job-costing/accounting platforms ● Develop dashboards and reporting tools that provide real-time portfolio and project visibility Position Details ● Position Type: Part-Time ● Schedule: Approximately 2 hours per day ● Industry: Real Estate Development & Construction ● Work Arrangement: Remote / Flexible (if applicable)
Must-Have Skills
- Strong accounting/controller experience in real estate development and construction, including multi-entity accounting, job costing, property accounting, budgeting, cash flow management, GAAP compliance, and financial reporting.
Nice-to-Have
- Experience with ASC 842 lease accounting, contractor licensing compliance (CSLB), workers’ compensation audits, dashboard/reporting automation, and strategic financial analysis for real estate investments.
